CONSTRUCTION:
The building construction is masonry, made of block bricks with vertical and horizontal beams. Foundations and foundation walls are made of reinforced concrete. Partition walls are made of brick or plasterboard, 10 cm thick. The inter-floor ceiling structure is a reinforced concrete slab, d=18 cm. The roof is designed as a flat, non-accessible roof. Vertical communication is provided by an internal double-flight staircase.
FINISHING WORKS:
All external walls of heated areas will be thermally insulated from the outside with an "ETICS" system using expanded polystyrene (10 cm), with a decorative plaster finish in light tones.
Internal walls of the building's heated areas will be plastered and painted, and plasterboard walls will be skimmed and painted. Wooden interior doors will be installed in the rooms. Exterior joinery (doors, windows, sliding walls) is planned using high-quality PVC profiles, resistant to wind gusts. Glazing is via IZO glass, with one low-emission glass pane (Low-E coatings). Protection of windows and doors from weather elements will be provided by shutters.
INSTALLATIONS:
The building will have plumbing, drainage, telephone, electrical, and lightning protection installations. Heating and cooling are provided by a split-system air conditioning unit with an inverter.
The building will be connected to the public water supply network. There will be a connection to the city sewage system. Rainwater is directed via gutters and downspouts to the ground around the house.
LANDSCAPING:
The surroundings of the plot will be landscaped by planting indigenous Mediterranean plants. Plot boundaries will be defined by small concrete walls or as needed.
