About the city

Zagreb, the capital and Croatia's largest property market

Zagreb is the capital and largest city of Croatia, home to nearly a fifth of the country's population and its most active property market, where apartments are bought and rented all year round.

According to the 2021 census, the City of Zagreb has 767,131 inhabitants. The city is divided into seventeen city districts: from Lower Town and Upper Town (Gornji grad) in the centre, through Trešnjevka, Trnje and Maksimir, to Novi Zagreb south of the Sava and Podsljeme, Sesvete and Brezovica on the edges of the city. Each district has its own character – from grand old apartment buildings with high ceilings in the centre to new builds and family houses on the outskirts.

Zagreb is the country's transport hub: motorways lead towards Rijeka, Split, Slavonia and Slovenia, and Franjo Tuđman Airport is about twenty minutes from the centre. The city is home to the University of Zagreb, the largest in Croatia, the country's leading hospitals and the headquarters of most companies and institutions, which keeps demand steady for both buying and long-term renting.

Apartments are usually the most common property type in Zagreb – new builds often in areas such as Blato, Gajnice, Čehi and Remetinec, and older apartments typically in Lower Town, Trešnjevka, Špansko and Malešnica – along with family houses, building land and commercial premises for sale and rent. Prices depend on the neighbourhood, the age of the building, the floor and parking, and the easiest way to compare is the search above.

Frequently asked

Good to know before buying

How much does property in Zagreb cost?
Zagreb is one of the most expensive apartment markets in Croatia, and prices vary a lot by neighbourhood. The centre, Trešnjevka and new builds with parking cost more than older buildings and suburban areas such as Sesvete or Brezovica. Set your price range in the search above and compare current listings by neighbourhood.
Which are the most popular neighbourhoods in Zagreb?
Lower Town and Upper Town are in demand for their central location, Trešnjevka, Špansko and Malešnica for good transport links, Maksimir and Pantovčak for greenery, and Novi Zagreb for new builds and larger apartments. For family houses, Podsljeme, Gornja Dubrava, Sesvete and Brezovica are popular.
Is Zagreb a good place to buy an apartment to rent out?
Zagreb has steady year-round demand for long-term rentals from students, employees and newcomers, especially for smaller apartments near the centre, the faculties and tram lines. Before buying, check the condition of the building, the maintenance fees and parking availability.
Can foreigners buy property in Zagreb?
EU citizens can generally buy property in Croatia on the same terms as Croatian citizens. Additional conditions and approvals may apply to non-EU citizens, depending on bilateral agreements. This is general information, not legal advice – we recommend checking with a Croatian notary or lawyer.
What is parking like in Zagreb?
Paid parking zones apply in the city centre and spaces are limited, so apartments with a garage or parking space sell for more. In new developments a parking space is often included or sold separately, while parking is easier in suburban neighbourhoods.
