01 Definitions and scope
In these terms, the following words have the following meanings:
- Platform — the website https://propertico.hr/ and all of its subpages, including the user portal.
- Provider — the company Croator d.o.o., which operates the Propertico platform.
- Advertiser — a real-estate agency, one of its agents, or a private individual publishing a listing through the platform.
- Visitor — anyone who accesses the platform, whether or not they hold an account.
- Listing — the presentation of an individual property, with the data, description and photographs supplied by the advertiser.
- Services — the publication, display and visibility of listings and the related platform features (search, saved searches, enquiries to advertisers and similar).
These terms apply to every visitor and every advertiser. By using the platform you confirm that you have read and accept them. If you do not agree with them, please do not use the platform.
Advertisers are additionally subject to the separate Advertising Rules. Where the two conflict, the Advertising Rules govern the relationship with the advertiser.
02 What Propertico is and is not
Propertico is an online property listings service — a technical platform on which third parties publish their own listings. Our service consists solely of publishing, displaying and giving visibility to those listings, and of enabling a visitor to contact the advertiser directly.
Every listing on the platform originates from a third party: real-estate agencies, their agents, and private advertisers. Some listings are entered by advertisers themselves through the user portal; others are imported automatically from the data systems of agencies with which we have a technical connection. Propertico is not the author of that content.
Propertico is not a real-estate agency
We state expressly and unambiguously that the provider:
- is not a real-estate brokerage agency and is not entered in the Register of Real Estate Brokers maintained by the Croatian Chamber of Economy;
- does not perform brokerage services within the meaning of the Croatian Real Estate Brokerage Act — it does not bring a seller and a buyer together for the purpose of concluding a transaction;
- is not a party, representative, agent or guarantor of any side in a sale, lease or tenancy arising from contact made through the platform;
- charges no commission on any purchase price or rent, and charges visitors nothing at all;
- does not arrange viewings, does not negotiate terms, and does not draft, certify or hold contracts or documents;
- does not verify ownership of a property, its land-registry status, or the advertiser's authority to advertise it;
- gives no warranty as to the accuracy, completeness, legality or currency of the data, descriptions, prices and photographs in listings.
Any transaction — a viewing, negotiations, a deposit, a sale or a tenancy agreement — is concluded and performed directly between the visitor and the advertiser. Propertico takes no part in that relationship and is not answerable for its outcome.
Where an advertiser acts as a real-estate broker, it charges its own brokerage fee on its own terms and is solely responsible for doing so. That fee is not ours. Our fee is charged to advertisers only, for the publication and visibility of listings, regardless of whether or at what price a property is ever sold or let.
We recommend that, before entering into any transaction, you independently verify the identity of the other party and the ownership and legal status of the property, and that you take advice from a lawyer, notary or licensed broker where appropriate.

We receive and conduct correspondence in Croatian and English.
04 User account
Browsing and searching listings does not require registration. An account is needed to publish listings and to use features such as saved searches, favourites and personal notes.
When registering you must provide accurate and complete information and keep it up to date. You are responsible for safeguarding your credentials and for everything done through your account. If you suspect unauthorised access, tell us at [email protected].
You may close your account at any time. Closing it does not affect payment obligations already incurred, nor data we are required to retain under specific laws (for example accounting rules).
We reserve the right to restrict an account temporarily or terminate it permanently in the event of a breach of these terms, of the Advertising Rules, or of applicable law. The procedure, the reasons given and the notice periods are set out in the Advertising Rules.
05 Listing content and advertiser responsibility
Listing content is created by, and is the responsibility of, the advertiser. By publishing a listing the advertiser warrants that the information is accurate and complete, that it has the right to advertise the property, and that publication infringes no third-party rights or laws. The detailed obligations are set out in the Advertising Rules.
What we check, and what we do not
Listings entered by advertisers through the user portal are reviewed before publication. That review is a basic formal check — we look at whether the listing is complete, intelligible, correctly categorised, and free of obviously inappropriate content.
That review does not extend to verifying ownership, land-registry status, authority to advertise, or the accuracy of the price, floor area, energy rating or any other figure. Listings imported automatically from agency data systems are published without an individual prior review.
Our review therefore does not constitute any confirmation, warranty or recommendation of a property or an advertiser.
Our status as a hosting provider
Propertico stores and displays content originating from its users. In accordance with the Croatian Electronic Commerce Act and Regulation (EU) 2022/2065 on a Single Market for Digital Services, we carry out no general monitoring of that content and do not actively seek facts indicating illegality. We become liable for third-party content only once we obtain actual knowledge of its illegality, whereupon we act without delay as described in the following section.
06 Reporting illegal or objectionable content
If you believe that a listing or other content on the platform breaks the law or infringes your rights — for example a fake listing, a fraud, someone else's photographs, discriminatory content, or a property advertised without authority — you can report it to us.
How to report
Send your report to [email protected] marked "Listing report". So that we can act on it, please include:
- the link (URL) or reference of the listing concerned;
- an explanation of why you consider the content unlawful or objectionable, in enough detail for us to check it;
- your name and email address, so that we can tell you the outcome (except for reports concerning offences against sexual freedom, where contact details are not required);
- a statement that you believe in good faith that the information in the report is accurate and complete.
How we handle reports
We confirm receipt without delay. Reports are considered carefully, in a non-arbitrary and objective manner, within a reasonable time. If we find the content unlawful or contrary to these terms, we may remove it, disable access to it, restrict its visibility, or restrict or terminate the advertiser's account.
We notify both the person who reported the content and the advertiser of our decision, with a statement of reasons setting out the factual and legal basis and explaining how the decision can be challenged. You may challenge it by replying to that notice, and recourse to the courts always remains open to you.
Reports that are manifestly unfounded or repeatedly submitted in bad faith may be dismissed without further explanation.

07 Ranking and paid placement
In the interests of full transparency, this section explains the main parameters that determine the order in which listings are displayed.
Ordinary ranking
In search results and on archive pages, listings are shown by default newest first, by date of publication. Visitors can change that order themselves and sort by price (ascending or descending) or by floor area (ascending or descending). We apply no hidden relevance scores, no personalisation and no profiling when determining the order.
Paid placement
Advertisers may pay to feature an individual listing. Featured listings occupy a limited number of slots (three by default, six at most) at the top of a list and appear ahead of the other results. The ability to influence ranking against payment therefore exists, and is expressly disclosed here.
Featuring applies in the following places: in search results and on archive pages, on the home page, on city pages, and among the related listings shown on an individual property page. Where more listings are featured than there are slots, the slots are allocated by a refreshed random draw, so no advertiser holds a slot permanently.
A featured listing must meet exactly the same requirements as any other. Paid placement affects only where a listing appears — it does not affect the content of the listing, the property data, or whether other listings are shown. Featuring does not mean that a property has been checked, recommended or rated in any way by Propertico.
Apart from paid placement, we apply no differentiated treatment between advertisers as regards ranking, and we do not give preference to our own or to affiliated content.
08 Paid services and subscriptions
Publishing a limited number of listings is free. Higher volumes and additional features are available through subscription plans, and featuring a listing is charged separately. Current prices, plan contents and payment methods are published on our pricing page.
All prices are stated in euro and include value added tax, unless expressly stated otherwise.
Term and renewal
A subscription runs for a monthly or annual term and renews automatically for the same term until you cancel it. You can cancel at any time from the user portal; cancellation takes effect at the end of the current paid term, and the service remains fully available until then.
Invoices
We issue an invoice for every charge, available in the user portal. Card payments are handled by a licensed payment service provider; we do not store card details.
If an amount falls overdue we may restrict the visibility of listings or access to the user portal. We notify you by email beforehand and give you a period in which to settle.
09 Consumer right of withdrawal
If you are a consumer — a natural person entering into the contract outside their trade, business, craft or profession — you have the right under the Croatian Consumer Protection Act to withdraw from a distance contract within 14 days, without giving any reason.
The 14-day period runs from the day the contract is concluded. To withdraw, it is enough to send us an unequivocal statement before the period expires, to [email protected] or by post to our registered address. You may also use the model withdrawal form, which we will send you by email on request.
Where you withdraw in time we will refund all payments received without delay, and in any event within 14 days of receiving your statement, using the same means of payment you used.
Immediate activation
Our services are digital and are normally activated immediately on payment. If you expressly request that we begin providing the service before the 14-day period expires, and acknowledge that you will thereby lose your right of withdrawal once the service has been fully performed, we activate the service straight away.
If you requested immediate activation and nevertheless withdraw within the 14-day period, you must pay a proportionate amount for the service supplied up to the moment of withdrawal.
The right of withdrawal does not apply to advertisers entering into the contract in the course of their business (companies, sole traders and other business users).
10 Prohibited conduct
When using the platform, you must not:
- publish false, misleading or non-existent listings, or listings for properties you are not authorised to advertise;
- use an advertiser's or a visitor's contact details for purposes unconnected with the listing in question, in particular for unsolicited marketing;
- systematically harvest, copy, index or reproduce platform content by automated means without our written consent;
- publish content that is abusive or discriminatory or that infringes third-party rights, including copyright and data-protection rights;
- circumvent the platform's technical and security measures, disrupt its operation, or access other people's accounts without authority;
- use the platform contrary to the laws of the Republic of Croatia and of the European Union.
In the event of a breach we may remove content and restrict or terminate access to the platform, with notice and a statement of reasons.
11 Copyright and licence
The platform's own content — source code, design, the texts we have written ourselves, the logo and other distinctive signs — is protected by copyright and other intellectual property rights and belongs to the provider or its licensors. Unauthorised reproduction, distribution or commercial use without our express written consent is not permitted.
You may use platform content for your own, non-commercial purposes, respecting the rights of third parties.
Licence over advertiser content
By publishing a listing an advertiser retains its rights in the photographs, texts and other materials, but grants the provider a non-exclusive, royalty-free and territorially unlimited licence to display, store, technically adapt (for example resize and reformat images), translate and use those materials in promoting the platform and the listing itself, including publication on connected channels and social media. The licence lasts while the listing is published and ends a reasonable time after its removal, except for copies we must retain as evidence or under applicable law.
The advertiser warrants that it holds all rights necessary to grant this licence, in particular for photographs taken by a third party.
12 Limitation of liability
You use the platform at your own risk. We are not liable for loss arising from reliance on information published in third-party listings, including inaccurate prices, floor areas, descriptions, photographs, energy ratings or details of a property's legal status.
We are not liable for the conduct of advertisers or visitors, for the outcome of negotiations, for contracts concluded or not concluded, or for loss arising from a relationship you entered into after making contact through the platform.
We aim to keep the platform continuously available but do not warrant uninterrupted or error-free operation. We are not liable for loss caused by temporary unavailability, technical faults, maintenance, or data loss beyond our control.
Nothing in these terms excludes or limits our liability for intent or gross negligence, for death or personal injury, or any liability that cannot be excluded under mandatory law — in particular the rights consumers have under the Consumer Protection Act.
13 Links to external sites
The platform contains links to third-party sites, including advertisers' own websites. We have no control over their content and are not responsible for its accuracy, availability or legality. Following such a link takes you off our platform, and that third party's terms and privacy policy then apply.
14 Complaints
You may submit a complaint about our service in writing to [email protected] or by post to the company's registered address.
We confirm receipt without delay and will send a written reply within 15 days at the latest of receiving the complaint, in accordance with the Consumer Protection Act.
A complaint about the content of a particular listing should be made through the procedure described in the section on reporting illegal content, since listing content is the advertiser's responsibility.
15 Dispute resolution
We will try to resolve any dispute amicably. Failing that, a consumer may bring the matter before the Court of Honour of the Croatian Chamber of Economy or the Court of Honour of the Croatian Chamber of Trades and Crafts, or propose mediation at one of the mediation centres.
Proceedings before the courts of honour are conducted under those courts' rules, according to which the panels comprise consumer representatives alongside independent legal experts and traders' representatives. Mediation is conducted under the Mediation Act and the rules of the competent mediation centre.
Disputes not settled amicably fall to the competent court in Rijeka, subject to the mandatory rules on jurisdiction in consumer disputes.
16 Changes to these terms
We may amend these terms to comply with the law, to reflect changes in our services, or to improve the platform. The version in force is always published on this page, showing the date of last modification and the date it takes effect.
For visitors and consumers, changes take effect on publication unless a later date is stated. Continuing to use the platform after they take effect constitutes acceptance.
Advertisers who use the service in the course of their business are notified of changes by email at least 15 days before they take effect, in accordance with Regulation (EU) 2019/1150. Within that period the advertiser may terminate the contract free of charge. The notice period does not apply where a change is required to comply with a legal obligation or to address an immediate security threat.
We reserve the right to change, add to and discontinue individual platform features.
17 Governing law and language
These terms and the use of the platform are governed by the law of the Republic of Croatia, together with the applicable law of the European Union. This choice of law does not deprive a consumer of the protection afforded by the mandatory rules of the country of their habitual residence.
These terms were originally drawn up in Croatian. Translations into other languages are published for ease of understanding. In the event of any discrepancy between versions, the Croatian text prevails.
