About the county

Northern Dalmatia, between Velebit and the open sea

Zadar County lies in the central part of Adriatic Croatia, between the Velebit massif and the open sea, at the junction of the fertile Ravni Kotari, an indented coastline, and hundreds of islands and islets.

Administratively, it is organized into 34 local self-government units: six cities (Zadar, Biograd na Moru, Nin, Benkovac, Obrovac, and Pag) and 28 municipalities. According to the 2021 census, about 159,800 people live in the county, and Zadar, with almost 71,000 inhabitants, is the fifth-largest city in Croatia and the administrative, economic, and university center of the region.

Along with Paklenica National Park and three nature parks (Telašćica, Velebit, and Vransko Jezero), the county combines mountains, plains, and the sea in a small area. It is well connected by the A1 motorway, Zadar Airport, and ferry lines, making it equally attractive for permanent living, a second home by the sea, and tourism investment.

Precisely because of this diversity, the real estate offer in Zadar County ranges from city apartments and houses in Zadar to island holiday homes, building plots, and commercial spaces in the hinterland, with prices varying depending on the proximity to the sea and the location.

Frequently asked

Good to know before buying

How much does property cost in Zadar County?
Prices vary greatly by location and proximity to the sea. Zadar and attractive coastal towns are significantly more expensive, while the hinterland and inland areas are considerably more affordable. The easiest way is to set your desired price range in the search engine above and compare the current offer by location.
Which cities and towns are in the county?
The county has six cities (Zadar, Biograd na Moru, Nin, Benkovac, Obrovac, and Pag) and 28 municipalities, including popular coastal and island destinations such as Vir, Privlaka, Sukošan, Pakoštane, Starigrad, Sv. Filip i Jakov, and places on the islands of Ugljan, Pašman, and Dugi Otok.
Can foreign nationals buy real estate?
EU citizens generally buy real estate under the same conditions as Croatian citizens. For non-EU citizens, additional conditions and approvals may apply, depending on interstate agreements. This is general information, not legal advice, so we recommend checking with a notary public or a lawyer.
Is it better to buy for permanent living or for tourist rental?
Both make sense in this county. Zadar and larger towns with year-round life are suitable for permanent residence, while coastal and island locations have strong seasonal demand for rentals. You can apply filters for purpose (permanent residence, second home, investment) directly in the search engine above.
How is the county connected in terms of transport?
The A1 motorway connects Zadar with Zagreb and the rest of Dalmatia, Zadar Airport offers domestic and international lines, and ferries sail from Zadar port to the islands, with a seasonal line to Ancona. The network of local roads and ferries well covers the islands and the hinterland.
