Opatija has been developing as a resort since the mid-19th century, and its architecture, the Lungomare, and its position in the lee of Mount Učka still keep real estate prices at the very top of the Croatian market.

According to the 2021 census, 10,661 inhabitants live in the city of Opatija, distributed across a dozen settlements: along Opatija itself, there are the coastal towns of Ičići, Ika, and Dobreć, as well as the higher-positioned settlements of Pobri, Oprič, Poljane, Veprinac, and Mala and Vela Učka. The coastal belt offers views and the front row to the sea, while the hinterland provides peace, greenery, and a significantly lower price per square meter.

The city is famous for the Lungomare promenade, which stretches through the entire riviera, for Villa Angiolina and its park with Mediterranean plants, and for its status as a climatic health resort, which it has held since 1889. Sea and Promenade

The Lungomare connects Volosko, Opatija, Ičići, Ika, and Lovran along the coast, with well-kept beaches, a marina in Ičići, and swimming from April to October.
