About the town

Vodnjan, Istria's olive oil town between Pula and Fažana

Vodnjan is a town in southern Istria known for its top-quality olive oil and stone-built old town, about ten kilometres from Pula and facing the Brijuni Islands.

According to the 2021 census, the Town of Vodnjan has 5,838 residents in the settlements of Vodnjan, Peroj, Galižana and Gajana. The old town, with the Church of St Blaise and its bell tower – the tallest in Istria – is surrounded by olive groves, while Peroj and Barbariga look out to sea towards the Brijuni Islands.

Vodnjan is about ten minutes' drive from Pula and Pula Airport, and the A9 motorway runs right past the town. Vodnjan is lived in all year round, with kindergartens, schools and services, while its proximity to Pula and Fažana also attracts buyers looking for a quieter life outside the city.

Houses usually dominate the Vodnjan market: new-build villas and semi-detached houses with pools, traditional stone houses and old properties to renovate, and houses with views of the Brijuni Islands. There is typically a wide choice of land too, from building plots, sometimes with a design for a house with a pool, to olive groves and larger agricultural plots. Apartments are usually fewer, most often in new builds. Compare prices directly in the search above.

On average Vodnjan is more affordable than the coast around Pula and Fažana, but prices depend on proximity to the sea, the view and the condition of the property. Which settlements belong to Vodnjan?

Is a stone house to renovate worth buying?
Traditional Istrian stone houses are sought after both as homes and for holiday letting, and renovation can add considerably to their value. Before buying, check the legal status and permits, the condition of the roof and walls, and whether utility connections and a pool are possible.
Can foreigners buy property in Vodnjan?
EU citizens can generally buy property in Croatia on the same terms as Croatian citizens. Additional conditions and approvals may apply to non-EU citizens, depending on bilateral agreements, and special rules apply to agricultural land. This is general information, not legal advice – we recommend checking with a Croatian notary or lawyer.
Is there building land in Vodnjan?
Generally, yes. Building plots for a family house are the most common, sometimes with a design for a house with a pool, along with larger agricultural plots and olive groves. Before buying, check the zoning under the spatial plan and the utility connections.
